The design of the Chatham references the International Style buildings that characterize the post-Art Deco period of Miami Beach using the vocabulary of abstract lines, glass planes and geometric solids combined with colorful murals to evoke the tropics. The penthouses have spectacular living and dining spaces, with private rooftop solariums with adjoining terraces and hot tubs. The Spear is designed as two linked buildings to offer corner exposures, cross ventilation and exciting views in nearly every apartment. Serving as the Spear's visual focus, a sculptural covered driveway frames the spectacular entrance and extends along the axis of the lobby, linking its front to a veranda facing the water. The light-filled lobby features contemporary furniture and art. On the ground floor, two-level loft residences have private patios. Penthouses have large spaces with high ceilings and wrap-around balconies. The Spear faces the landscaped neighborhood square on one side, and the island waterside promenade on the other.

Like a compass, the Gorlin building is divided into four quadrants that point to the cardinal directions.
