One of the most important indicators for a "healthy" real estate market is consumer confidence. University of Florida’s (UF) monthly survey reveals that consumer confidence among Floridians surged in January by seven points to 77 from a revised December reading of 70, marking a steady rise in optimism.

Four of the five categories measured by the survey found increased optimism. One category that asks survey takers if they’re better off financially than they were a year ago rose four points to 60, its highest level since March 2008 when the U.S. economy began to falter. Expectations that their personal finances will improve by this time next year rose eight points to 86.

In addition, confidence in the nation’s economy over the next year went up dramatically by 14 points to 74. Trust in the U.S. economy over the next five years was upbeat, too, moving 10 points to 83. These figures parallel results of a University of Michigan study that show consumer confidence across the nation shot up from 69.9 in December to 75 in January.

Home prices in the Miami metro area, including distressed sales, increased by 0.3% in December 2011 compared to the same period in 2010. Excluding distressed sales, year-over-year prices jumped by 6.6% in December 2011, and increased by 5% compared to the previous month. Nationally, home prices decreased by 4.7% year-over-year in December 2011, the fifth consecutive year with a national decrease in the Home Price Index. Until distressed sales in the market recede, we will probably see continued downward pressure on prices nationally.

Where will baby boomers go to retire?

 

A new survey conducted by Mason-Dixon Polling & Research for the Consumer Federation of the Southeast finds one in three could move out of their home state in search of low taxes, low housing costs, pleasant climates and quality health care. They also want diverse recreational activities, supportive senior services, arts and cultural opportunities, nearby beaches and access to education.

The baby boom generation has 78 million members, and the first wave – those born in 1946 – reach the full age for Social Security retirement benefits this year.

According to the survey, a full third of baby boomers are open to moving across state lines to find the assets they are looking for, including a mid-size town that welcomes a diverse population.
